What is landlords emergency call-out cover?


Emergency insurance for landlords – also known as emergency call-out cover – covers various urgent and unexpected issues that can arise in a rental property. 

It is an optional extra that covers you if an incident at your property threatens the tenant’s safety. For example, a boiler breakdown that leaves the tenant without heating or hot water. 

ARAG, a UK-based protection insurance provider with a national network of approved contractors, underwrites our 24/7 landlords emergency call-out cover. In an emergency, a licensed contractor will arrive at the property to address the issue.

What is covered in landlords emergency call-out insurance?


Hiscox offers emergency call-out coverage of up to £1,000 to make the premises habitable. 

Landlords emergency call-out insurance covers sudden, unexpected events that make the property unsafe or unfit to live in. 

For example, if a severe electrical fault causes a power outage, posing a fire hazard, the rental property might be deemed unsafe. In this case, an emergency electrician could be called to fix the issue, ensuring the tenant’s safety. 

If any lettable unit remains uninhabitable for the night following an insured event, ARAG will reimburse you if you reside at the lettable unit and any tenant for hotel accommodation costs.

What isn’t covered in landlords emergency call-out insurance?


  • Gradually occurring events – as these are not considered emergencies because they are not sudden or unexpected
  • Assistance costs exceeding the emergency assistance limit – which is stated in your policy (not including hotel accommodation costs) 
  • Emergencies at other properties – that you rent or own, other than the one declared to use under this policy
  • Repairs that cost more than replacing it – such as repairs to a boiler, storage heater or any other heating or domestic appliance 
  • Unoccupancy longer than 90 days – which is outside of our maximum unoccupancy period.

Understanding your emergency call-out cover


Emergency call-out cover addresses an immediate emergency. For example, if a pipe bursts, this policy can cover the emergency plumber’s visit to stop the leak. However, if the burst pipe has caused extensive damage to your walls or flooring, the full repair might need to be claimed through your buildings insurance. 

It’s important to note that emergency call-out claims on their own will not affect your buildings or contents insurance record. However, if further repairs are needed after the emergency fix, you might need to make a separate claim through your buildings or contents insurance. Any claim made on your buildings or contents insurance will be recorded on your policy history.
