What is unoccupied property insurance?

When your property is empty – whether between tenants or during renovations –  it can be more vulnerable to risks like vandalism, theft, and damage. Unoccupied property insurance protects your property during these periods, which can give you peace of mind knowing you’re covered.

Unoccupied property insurance is not a standalone product. It’s included as standard with Hiscox landlords insurance.

What is classed as an unoccupied property?

An unoccupied property has no one living in it, even if it still contains furniture or personal items.

A property might be considered unoccupied due to:

  • Travel – the property is vacant while the tenant is travelling
  • Renovations – the property is undergoing renovations or repairs
  • Between tenants – the property is empty while awaiting new tenants.

How long can I leave my property unoccupied?

How long you can leave your property unoccupied depends on your insurance policy. For example, many insurers cover unoccupied properties for 30 consecutive days. Hiscox landlords insurance covers properties that are vacant for up to 90 consecutive days.

Our 90-day unoccupied property coverage helps ensure your rental property is protected during long-term vacancies between tenants and during renovations or repairs.
